Set up and run the project Quality Management System (QMS) from mobilization to handover—planning inspections/tests, controlling materials and workmanship, coordinating with authorities/consultant, and preventing rework—so the G+3 Category-3 building achieves first-time quality suited to Sharjah’s climate and logistics.
Prepare the Project Quality Plan (PQP), ITP matrix, checklists, hold/witness points, and traceability registers for civil, MEP, façade, and finishes.
Review and stamp Method Statements for constructability and compliance with specs and codes (ACI/BS/EN/ASTM/NFPA/IEC as specified).
Build a look-ahead quality schedule aligned to the baseline (WIR/MIR dates, tests, mock-ups).
Manage material submittals, samples, and mock-ups; ensure approved sources and certificates (steel mill certs, concrete mix designs, cable/test certificates, fire-rated doors, FA/FF approvals).
Control incoming materials (inspection, storage conditions, batch/heat numbers, expiry for chemicals/paints/adhesives).
Civil/Structural: formwork line/level, rebar size/spacing/cover, couplers, embeds, pre-pour/strike checks; concrete slump/temperature and cube sampling; curing control.
Waterproofing & Wet Areas: substrate prep, laps/terminations, flood/dye tests, penetrations/firestopping.
Masonry/Plaster/Tiling: alignment, lippage, movement joints, falls to drains, grout and sealant quality.
Façade/Alu & Glass: anchors/fasteners torque logs, gasket/sealant application, weeps, hose/field tests (as specified).
Joinery/Paint: fire-door certificates & installation details, painting DFT/adhesion checks, moisture content.
MEP (HVAC/Elect/Plumbing/ELV/Fire): pressure/vacuum/duct leakage tests, insulation continuity, earthing/IR tests, lux & emergency duration tests, TAB spot checks, FA point-to-point and integrated cause-&-effect with pumps/lifts/fans.
Maintain daily surveillance reports and photo records for concealed works.
Plan and witness tests: concrete cubes, soil/FDT (if any backfill), anchor pull-out, rebar/coupler checks, pump curves, PRV settings, hydrant/landing valve flow, water chlorination results, copper/fiber certification (Fluke/OTDR), sound/PA checks (as applicable).
Keep calibration log for gauges, meters, torque wrenches, test kits.
Raise NCRs, agree CARs/preventive actions, and track closure within SLA; analyze root causes to reduce rework.
Run quality toolbox sessions for supervisors (common defects, acceptance criteria, sample details).
Control RFI/MIR/WIR registers, test reports, checklists, redline as-builts, and O&M inputs.
Compile the QA Dossier for handover: approvals, certificates, test packs, warranties, as-builts, training records.
Coordinate SCD readiness (pump tests, FA cause-&-effect, emergency lighting), SEWA inspections/energization, Municipality quality checks, and any SRTA reinstatement quality sign-offs.
Ensure only approved materials/equipment are presented to authorities.
Enforce quality-critical permits (hot work for welding, pressure testing, confined space for tanks/manholes).
Ensure mock-ups/field tests are executed safely with exclusion zones.
Heat & Humidity:
Enforce MOHRE summer midday break and plan pours/adhesive/painting works early morning/evening.
Monitor/record concrete temperature, increase curing measures (fogging/coverings), and protect rebar/forms from solar heat.
Adjust QA hold points for extended curing/drying of screeds, coatings, sealants, waterproofing, and grout.
Verify plant/electrical rooms ventilation for panels, batteries, pump controllers.
Dust/Sand:
Add pre-application clean-surface checks to ITPs (coatings, sealants, glazing, ELV terminations).
Keep ducts/pipes/cable trays sealed; require coil/ filter cleaning before T&C.
Occasional Rain/Coastal Influence:
Inspect roofs/balconies for drainage/overflow; re-check scaffolds/edge protection; weatherproof penetrations and external JBs; prefer corrosion-resistant fixings where specified.
Traffic & Logistics:
Quality-critical deliveries (switchgear, lifts, glass, pumps) to be off-peak with banksmen; arrange SRTA/Police permits if road occupation/cranes are needed.
Protect finished work during material movement; maintain clear inspection routes.
Bachelor’s/Diploma in Civil/Mechanical/Electrical Engineering (or equivalent).
7–10+ years QA/QC on UAE/GCC building projects (low/mid-rise).
Working knowledge of UAE Fire & Life Safety Code, SEWA standards, and project-specified codes (ACI/BS/EN/ASTM/NFPA/IEC).
Strong documentation skills (ITPs, checklists, NCR/CAR, test packs) and competent with AutoCAD mark-ups & MS Office.
English required; Arabic an advantage.
