Plan, coordinate, and supervise the plumbing, drainage, stormwater, firefighting, LPG (if in scope) and mechanical plant interfaces from shop drawings through installation, testing & commissioning, and handover. Ensure compliance with project specifications, authority requirements, and best practice—delivered safely, on programme, and suitable for Sharjah’s climate and site logistics.
Water supply: break tank(s), transfer/booster pumps, PEX/HDPE/copper distribution, PRVs, water heaters (central/instantaneous/solar where specified), recirculation.
Drainage & vent: uPVC/HDPE stacks, floor/wet-room drainage, grease trap (if required), cleanouts, air admittance/vents.
Stormwater: roof/balcony drains, downpipes, gullies, soakaways/connection to network.
Firefighting: hose reels, wet riser/landing valves, hydrant (if specified within plot), fire pump set (duty/standby/jockey) with tank.
Gas (optional): LPG/NG coordination and safety interlocks.
Mechanical interfaces: AHU/FCU condensate, equipment drains, plant plinths, penetrations & firestopping, acoustic/thermal insulation.
Review IFC/shop drawings, schematics, P&IDs, hydraulic calculations (pipe sizing, pump head, PRV zoning, storage sizing), and equipment selections.
Produce/validate builder’s work drawings (sleeves, cores, trenches, plinths) and penetration/firestopping schedules.
Coordinate with Architectural/Structural for shafts/ceilings and with Electrical for power/controls to pumps, heaters, and panels.
Lead clash resolution with other services; raise RFIs and update redlines.
Prepare/support submissions to SEWA (water), Sharjah Municipality (drainage/storm/road works), and SCD (firefighting).
Track comments, resubmissions, material approvals, and inspection bookings to align with the programme.
Ensure installation to approved drawings, method statements, and standards (materials, jointing methods, support spacing, expansion/anti-vibration, insulation, labeling).
Verify pump rooms/tanks: access, ventilation, drain/sump, non-return/isolations, gauges, and control setpoints.
Check firefighting pipework, cabinets, landing valves, test headers, and relief arrangements; maintain compartmentation.
Confirm slopes/venting of drainage; water-tightness of waterproofing interfaces; correct falls to balcony/roof drains.
Water supply: hydrostatic tests, flushing & chlorination, water quality results, PRV settings, recirculation balancing, temperature checks.
Drainage/storm: leak tests (air/water), dye tests; functional flow tests.
Firefighting: hydro tests, pump performance (duty/standby/jockey), flow/pressure tests at landing valves, alarm/FA interlocks.
Integrate with FA cause-&-effect (pump start, signals) and with BMS (if any).
Compile T&C dossiers, asset tags, spare parts lists; deliver O&M manuals and train FM staff.
Implement ITPs and inspection checklists; manage MIR/WIR.
Maintain material traceability, calibration records for gauges/meters, and daily redline as-builts.
Close NCRs/snags within agreed SLA.
Enforce method statements, permits (hot work, confined space for tanks/manholes), and LOTO.
Toolbox talks: pressure testing safety, chemical handling for chlorination, working at height/shafts, manual handling.
Issue 2/4/12-week look-aheads; track productivity and critical path (pump/tank delivery, riser closures, ceiling close-ups).
Verify measurements/variations; coordinate vendors (pumps, tanks, heaters, fire pumps) and FAT/bench tests if applicable.
Heat & Humidity
Programme roof/pump room and external works early morning/evening; comply with MOHRE summer midday break.
Account for thermal expansion (long runs, PRVs, expansion loops/anchors); protect insulation from UV; verify room ventilation for pumps/heaters.
Expect longer cure/dry times for sealants/adhesives and extended disinfection flushing durations in hot weather.
Dust/Sand
Keep tanks, strainers, and pipelines capped; flush lines before T&C; protect valves/seals and threads from grit.
Occasional Rain/Coastal Influence
Ensure roof/balcony drainage capacity and overflows; weatherproof penetrations; use corrosion-resistant fixings where specified; confirm sump/yard drain performance after rain.
Traffic & Logistics
Plan off-peak deliveries for pumps/tanks/pipe bundles; arrange SRTA/Police permits if road occupancy or crane lifts are required.
Stage materials close to work fronts without overloading slabs; maintain clear inspection routes and emergency egress.
