The Mechanical Supervisor – HVAC Maintenance (Mid-Level) is responsible for overseeing the safe, efficient, and reliable operation and maintenance of HVAC mechanical systems in commercial, institutional, or industrial facilities. This role manages day-to-day maintenance activities, supervises a team of HVAC technicians, and ensures compliance with preventive maintenance schedules, troubleshooting protocols, and safety regulations. The supervisor plays a critical role in minimizing equipment downtime, improving energy efficiency, and ensuring occupant comfort.
Supervise daily HVAC maintenance operations, including inspection, servicing, troubleshooting, and repair of equipment such as chillers, boilers, AHUs, pumps, and exhaust systems.
Coordinate preventive and corrective maintenance programs to ensure system reliability and compliance with operational standards.
Monitor HVAC system performance and implement improvements to increase uptime and energy efficiency.
Lead and schedule HVAC maintenance staff, including technicians and contractors.
Provide technical guidance and on-the-job training to junior team members.
Conduct performance assessments, support career development, and enforce accountability.
Ensure all maintenance work complies with OSHA, ASHRAE, local mechanical codes, and facility safety policies.
Conduct safety briefings, job hazard analyses (JHAs), and incident investigations as needed.
Maintain up-to-date documentation of maintenance activities, inspections, and repairs.
Maintain and update the facility’s CMMS system for HVAC-related assets.
Manage maintenance parts inventory, tools, and materials.
Coordinate with procurement for sourcing HVAC replacement parts and equipment.
Prepare daily and weekly maintenance reports, including key metrics (downtime, maintenance backlog, asset condition).
Communicate maintenance issues, status, and priorities to facilities or operations management.
Collaborate with engineering, controls, and energy management teams on system upgrades and energy conservation projects.

Associate degree or technical diploma in HVAC, Mechanical Engineering Technology, or Facilities Maintenance (required)
Bachelor’s degree preferred but not required with strong field experience
5–7 years of HVAC maintenance experience, including 2–3 years in a supervisory or lead role
Experience with commercial or industrial HVAC systems (e.g., chilled water, VAV systems, building automation controls)
Strong understanding of HVAC mechanical systems, building codes, and preventive maintenance
Skilled in reading blueprints, HVAC schematics, and O&M manuals
Proficient in CMMS systems, work order management, and reporting
Excellent leadership, organizational, and communication skills
Familiarity with energy management strategies and BAS (Building Automation Systems) is a plus
