Plan, coordinate, and supervise all Mechanical, Electrical, and Plumbing (MEP) works for a Category-3 G+3 building in Sharjah, ensuring full compliance with Sharjah Municipality, SEWA, and Sharjah Civil Defense requirements, and delivering systems that meet performance, cost, quality, safety, and program targets under local weather and traffic constraints.
Review/validate MEP concept, detailed design, and shop drawings (HVAC, plumbing & drainage, water supply, firefighting, LPG if applicable, LV power, lighting, earthing & lightning protection, ELV: CCTV/SMATV/intercom/access control).
Perform load calculations and sizing (e.g., HAP/Carrier for HVAC, lighting & power load schedules, pump sizing, ventilation).
Lead MEP coordination with structural/architectural trades (clash detection, builder’s work, sleeves/trench routes, equipment clearances).
Prepare and track material submittals, method statements, ITPs, and RFI logs.
Manage submissions/approvals with:
SEWA (load applications, single line diagrams, meter/FEED coordination),
Sharjah Civil Defense (fire alarm/firefighting drawings, hydraulic calculations, cause-&-effect),
Sharjah Municipality – Building Dept. (drawings, NOCs, inspections),
and coordinate traffic/road permits with Sharjah Roads & Transport Authority (SRTA) when needed.
Ensure adherence to UAE Fire & Life Safety Code, ASHRAE/SMACNA, NFPA, applicable BS/IEC/ISO standards, and project specifications.
Plan daily/weekly look-ahead for MEP activities aligned to civil progress; supervise foremen/subcontractors.
Enforce QA/QC checks, witness inspections, and maintain ITRs for concealed and final works.
Implement HSE requirements (hot-work permits, lock-out/tag-out, confined spaces) and toolbox talks; ensure compliance with MOHRE summer midday break and site safety plans.
Prepare T&C procedures and integrated cause-&-effect testing (HVAC, FA/FF, pressurization, smoke control, water balancing, electrical systems).
Oversee TAB (Testing, Adjusting, Balancing) and statutory inspections; close snag lists.
Compile As-Built Drawings, O&M Manuals, Asset Registers, Spare Parts Lists, and training for client/FM team.
Generate MEP BOQs, RFQs, technical-commercial evaluations, and value engineering proposals.
Track procurement, deliveries, and storage suited to local climate; control variations and manage progress vs. baseline.
Heat & Humidity:
Select equipment/finishes rated for high ambient temperatures and corrosion (e.g., condenser derating, outdoor panel IP ratings).
Plan early-morning/evening heavy works and follow the MOHRE summer midday break; provide shaded rest, hydration, and cooling measures.
Dust/Sand:
Protect AHU/FCU coils and open ductwork; use construction filters; schedule frequent filter changes during testing.
Concrete/MEP Interface:
Coordinate curing/penetrations so waterproofing and thermal insulation aren’t compromised by heat cycles.
Traffic & Logistics:
Sequence material deliveries to avoid peak congestion; obtain SRTA/Police permits for night deliveries, crane lifts, or partial road closures when required.
Maintain a traffic management plan for narrow streets/mixed-use areas; enforce banksman controls for off-loading.
Noise/Neighbourhood Constraints:
Plan noisy works within permitted hours; coordinate with municipality for any exemptions near schools/clinics/occupied properties.
Bachelor’s in Mechanical or Electrical Engineering (or equivalent).
5–8 years MEP experience with at least 2+ years in the UAE, including low- to mid-rise mixed-use or residential projects.
Proven track record with SEWA, Sharjah Municipality, and Civil Defense submissions and site inspections.
Proficiency in AutoCAD, Revit MEP (preferred), HAP/Carrier, Dialux/Relux, and MS Project/Primavera basics.
Strong knowledge of ASHRAE/SMACNA/NFPA/BS/IEC and UAE Fire & Life Safety Code.
Coordination & stakeholder management (consultant/client/authority/subcontractors).
Planning & sequencing under site, weather, and traffic constraints.
Technical problem-solving, value engineering, and cost awareness.
Documentation rigor and QA/QC discipline; clear written and verbal communication (English; Arabic is an advantage).
Authority approvals obtained on first/second submission within program.
Zero critical NCRs; closure of minor NCRs within agreed time.
MEP works completed to spec, quality, and HSE targets; no lost-time incidents.
Systems pass integrated T&C on schedule; snag closure ≤ agreed period.
Accurate as-builts/O&M delivered at handover; defects liability issues minimized.
