Roles & Responsibilities

Role Purpose

Engineer, supply, install, test/commission, hand over, and maintain passenger lift(s) suitable for a G+3 building, fully compliant with Sharjah Municipality requirements, the UAE Fire & Life Safety Code, and international elevator standards—delivered safely, on programme, with all approvals and documentation, while factoring weather and traffic/logistics constraints.


Scope (Typical for Category-3 G+3)

  • 1–2 passenger lifts (MRL or MR), capacity and speed per design.

  • Car finishes, doors, COP/LOP, shaft equipment, guide rails, controller, machine, governor, ropes/belts, buffers, safety gear.

  • Electrical & controls: controller, VVVF drive, wiring, earthing, UPS (if specified), auto-rescue device (ARD).

  • Fire & life safety interfaces: Fire Alarm signal, recall, fans/shutters interlocks as required by code.

  • Accessories: pit ladder, lighting and GPOs in shaft/pit/room, ventilation provisions, signage.

  • Testing & Commissioning, training, DLP and optional AMC.


Key Responsibilities

1) Engineering, Design & Approvals

  • Propose compliant lift solution (MRL/MR), capacity, speed, traffic analysis for G+3 occupancy.

  • Submit shop drawings, structural loads/reactions, builder’s work drawings (shaft dims, pit/overhead, sill details, fixings), single line power diagram, heat gains/ventilation, and fire recall logic.

  • Provide materials’ compliance to recognized standards (e.g., EN 81-20/50, energy ISO 25745 or equivalent as specified) and UAE code requirements.

  • Coordinate with Sharjah Municipality/consultant for design reviews and inspections; align with Civil Defense requirements where applicable.

2) Builder’s Work & Interfaces

  • Issue BWI schedule: shaft plumb/finish tolerance, pit waterproofing, sump & drain, recesses, sill support, knock-outs, earthing, power supply (voltage/amps), feeder/isolator, emergency lighting, ventilation/extraction.

  • Coordinate door openings with architectural finishes; set out thresholds and fire-rated door requirements if specified.

  • Coordinate Fire Alarm/BMS signals (fire recall, fan control, lift parking), ARD/UPS, and access control if required.

3) Supply, Installation & QA/QC

  • Deliver equipment, store under controlled conditions, and stage by lift sequence.

  • Install rails, machine/controller, doors, car, ropes/belts, safety devices per manufacturer’s method statements.

  • Implement QA/QC checks: torque logs, alignment/plumb records, insulation/continuity tests, earthing resistance.

4) Testing & Commissioning (T&C)

  • Perform statutory and performance tests:

    • No-load/ full-load tests, leveling accuracy, speed and smoothness, door forces, ARD performance, emergency communication, overspeed governor & safety gear, buffer test, interlocks, COP/LOP functions.

    • Integrated cause-and-effect with Fire Alarm (alarm → recall/parking, fan/damper actions).

  • Arrange third-party/consultant witnessing where required; close snags swiftly.

5) Handover & Documentation

  • Submit as-built drawings, O&M manuals, spare parts list, test certificates, warranties, training records, and maintenance plan.

  • Train building/FM staff on daily/weekly checks, emergency operations, and call-out procedure.

6) Maintenance, DLP & Call-Outs

  • Provide preventive maintenance during DLP (and AMC if awarded): periodic inspections, lubrication, adjustments, safety checks, logs.

  • 24/7 breakdown response within agreed SLA; maintain spares critical list on site or locally.

7) HSE & Site Controls

  • Method statements and risk assessments for shaft work, working at height, lifting/rigging, electrical isolation/LOTO.

  • Housekeeping and exclusion zones around shaft openings; certified rigging for machines/rails; scaffold/MEWP where applicable.

8) Programme & Logistics

  • Issue detailed programme with design, approvals, manufacturing, shipping, installation, T&C, and handover milestones aligned to base build.

  • Coordinate crane/hoist or tail-lift slots; protect finished areas during handling.


Weather & Traffic Considerations (Sharjah/UAE)

  • Heat & Humidity

    • Schedule heavy lifts/shaft works early morning/evening; comply with MOHRE summer midday break.

    • Ensure controller/machine rooms (if any) have adequate ventilation/ambient limits; use components rated for high ambient and dust-laden environments.

    • Avoid direct sun exposure on stored equipment; verify adhesives/sealants cure times in high temperature.

  • Dust/Sand

    • Keep doors, rails, controllers, and shaft areas covered until late stage; clean thoroughly before T&C.

    • Fit/replace filters for machine room/vent fans where provided.

  • Occasional Rain/Coastal Influence

    • Protect deliveries and pit from water ingress; confirm pit sump and waterproofing integrity before installation.

    • Use corrosion-resistant fixings/finishes where specified.

  • Traffic & Access

    • Plan off-peak/night deliveries for rails, machines, and doors; arrange SRTA/Police permits if crane setup or curbside unloading affects public roads.

    • Provide banksmen and clear internal routes; prevent overloading slabs during staging.


Qualifications & Experience

  • Approved lift vendor/contractor with UAE market references; compliance with local registration/approvals.

  • 7–10+ years supply/installation/T&C experience for low/mid-rise buildings; proven handover track record with consultant and authorities.

  • Competence in EN 81-20/50 (or equivalent project standard), UAE Fire & Life Safety interfaces, ARD, Fire recall.

  • Technicians certified by manufacturer; supervisors with strong English; Arabic an advantage.

  • Complete and accepted as-builts/O&M on first submission.

  • Zero HSE major incidents; compliant lifts with no public-safety NCRs.
