Role Purpose
Plan, establish, and manage the full surveying function across multiple G+3 projects in Sharjah. Own site control, setting-out, monitoring, and as-built verification to ensure dimensional accuracy and compliance with Sharjah Municipality requirements, consultant specifications, and the company’s contracts (FIDIC-based). The role proactively accounts for weather (heat, humidity, dust/fog) and traffic/permit constraints so construction proceeds right-first-time
Key Responsibilities
1) Survey Strategy & Control Network
-
Prepare the Survey Execution Plan covering control establishment, verification cycles, tolerances, instrumentation, and hold/witness points.

Establish and protect primary and secondary control (closed traverse/least-squares adjusted); set permanent BM’s outside work zones.

Maintain a control register with closures, residuals, and recalibration history; issue control sketches for consultant sign-off.
2) Setting-Out & Dimensional Control
-
Set out gridlines, foundations, columns/walls, slab edges, cores, shafts, openings, embeds/anchor bolts, façade brackets, MEP sleeves and invert levels per approved shop drawings.

Provide pre-pour/pre-fix surveys and post-pour checks (levelness/settlement).

Manage vertical transfer (plumb) using total station/laser; run story-to-story control for G+3 accuracy.
3) Monitoring & As-Built Verification

Execute as-built surveys for structural, architectural, MEP, and site works; produce coordinated as-built drawings and point schedules.

Perform deformation/settlement/tilt monitoring of critical elements and adjacent assets when specified.

Close out NCRs with quantified survey evidence and corrective set-outs.
4) Data, QA/QC & Coordination

Lead survey components of ITPs; define acceptance criteria and witness points with QA/QC and the Consultant.

Control document flow: RFI responses reflected in coordinate files; maintain daily survey diary, raw observations, and calibration logs.

Coordinate with BIM/CAD to maintain model-to-site alignment; manage revisions and change marks.
5) Logistics, Weather & Traffic Planning

Plan early-morning/night setting-out to reduce heat shimmer/refraction; avoid school/peak congestion windows.

Arrange SRTA/Police permits and safe traffic management when occupying the ROW or setting points near roads.

Apply heat/humidity corrections (EDM prism constants, tape temperature, refraction considerations) and ensure dust/fog visibility protocols.

Protect instruments and benchmarks from site traffic, crane operations, and material stockpiles; implement backup control.
6) Utilities & External Works

Coordinate trial pits and utility identification with SEWA/telecom; survey and map utilities; set out manholes, chambers, and road alignments.

Provide finished level set-outs for pavements, parking, ramps, and external drainage ensuring positive falls and accessibility compliance.

Tolerances & Standards (indicative—use project specs/ITPs as final)

Primary control traverse closure: ≤ 1:10,000 (target better where feasible).

Structural grid set-out: ±5 mm; anchor bolts/embeds: ±3–5 mm.

Slab level/FFL: ±5 mm (local), slopes as per design.
-
Drainage invert levels: ±10 mm; road centerline/edge: ±10 mm horizontal, ±5–10 mm vertical.

Verticality transfer (story to story): ≤ 5 mm cumulative across G+3.
Authority & Decision Rights

Approve control points and release setting-out for works after verification.
-
Reject/hold works where survey evidence shows out-of-tolerance.
-
Request RFIs/clarifications for dimensional conflicts; propose corrective geometry.
Qualifications & Experience
-
Diploma/Degree in Land Surveying/Geomatics/Civil Engineering.
-
5–8+ years UAE building surveying (Sharjah preferred) including low-rise mid-rise G+3.
-
Strong command of total stations, GNSS/RTK, digital/auto levels, laser plummet; least-squares adjustment.
-
Proficient in AutoCAD/Civil 3D (or equivalent), data collectors, and office processing suites.
-
Knowledge of UAE coordinate systems, grid-to-ground scaling, and datum transformations.

Valid UAE driving license preferred; English essential, Arabic an advantage.
