The HVAC Maintenance Manager is responsible for the effective management, scheduling, and execution of maintenance activities for all HVAC assets, ensuring optimal performance, energy efficiency, regulatory compliance, and minimal downtime. The role involves leading a team of technicians, coordinating vendors, and developing preventive and predictive maintenance strategies.
Develop and implement preventive, corrective, and predictive maintenance plans for HVAC systems
Oversee maintenance activities for chillers, air handling units (AHUs), fan coil units (FCUs), VRFs, split systems, pumps, ducts, valves, cooling towers, and exhaust systems
Ensure all maintenance tasks are performed as per OEM guidelines, safety standards, and equipment manuals
Lead a team of HVAC technicians, mechanics, and helpers
Plan daily work schedules, assign jobs, and monitor performance
Conduct skill assessments and organize training on maintenance best practices and safety
Monitor HVAC system health using CMMS, BMS, and IoT sensors
Analyze root causes for frequent breakdowns and implement reliability-centered maintenance strategies
Manage HVAC spare parts inventory and ensure availability of critical components
Collaborate with Energy Managers to ensure HVAC systems operate at peak efficiency
Implement VFD tuning, setpoint optimization, and real-time controls improvements
Track performance KPIs such as chiller IKW/TR, AHU static pressure, filter pressure drops
Enforce safety procedures for maintenance tasks including LOTO, confined space, hot work, and refrigerant handling
Ensure HVAC operations comply with ASHRAE standards, local codes, and environmental regulations
Maintain maintenance records, logs, and compliance documentation
Supervise third-party vendors and AMC partners performing specialized HVAC tasks (e.g., chiller overhauls, duct cleaning)
Evaluate vendor performance and negotiate contracts for cost-effectiveness and service quality
Ensure SLAs are met and work is done per schedule and scope
Generate reports on system performance, maintenance KPIs, and downtime trends
Track maintenance costs, identify areas of savings, and support budget planning for HVAC CAPEX/OPEX
Present maintenance insights and strategic improvements to facility leadership

Capability in interpreting mechanical drawings, duct/piping schematics, and wiring diagrams
Understanding of ASHRAE/ISHRAE standards and safety regulations

On-site role across HVAC plants, rooftops, utility rooms, or mechanical shafts
