Finishing Engineer

Job Description

Roles & Responsibilities

Role Purpose

Plan, coordinate, and control all architectural/finishing works to deliver a high-quality, code-compliant building on time and within budget, accounting for Sharjah Municipality requirements and local weather and traffic constraints.

Key Responsibilities

1) Planning & Coordination

  • Develop finish-wise look-ahead programs aligned with civil/MEP progress; maintain room-by-room Finish Schedules and Room Data Sheets.

  • Coordinate interfaces with MEP (e.g., services above ceilings, sanitary ware cut-outs, firestopping) before close-ups.

  • Lead coordination with joinery, aluminum & glass, gypsum/ceilings, tiling/stone, painting/decorative finishes, waterproofing, and façade trades.

  • Manage mock-ups/samples and material boards; obtain client/consultant approvals.

2) Technical Control & Quality

  • Review/approve shop drawings, method statements, ITPs, and material submittals for compliance with specs and relevant standards (BS/ASTM/ISO) and project tolerances.

  • Enforce substrate readiness: screed levels, moisture tests, surface flatness, edge trims, movement joints, and compatibility of adhesives/grouts/sealants.

  • Supervise installation quality for:

    • Wet area waterproofing (flood tests, upturns, terminations).

    • Tiling/stone (patterning, lippage limits, movement joints, skirting).

    • Gypsum ceilings & partitions (deflection heads, access panels, fire/acoustic ratings).

    • Painting & decorative finishes (DFT checks, substrate preparation, curing).

    • Joinery (door frames/ironmongery, wardrobes, kitchens; moisture protection).

    • Aluminum & glass (sealants, drainage/weep holes, thermal breaks).

  • Maintain MIR/WIR/ITR logs; close NCRs and punch lists swiftly.

3) Authority/Code Alignment & Handover

  • Align architectural finishes with Sharjah Municipality stipulations and coordinate with Civil Defense where finishes impact fire ratings, signage, exit path visibility, and firestopping.

  • Prepare areas for statutory and consultant inspections; drive snagging/de-snagging to achieve Completion Certificate.

  • Compile as-built drawings, material data sheets, finish warranties, cleaning/maintenance manuals, and protection plans for handover.

4) Commercial & Supply Chain

  • Prepare BOQs/take-offs; evaluate vendor proposals; track budgets, variations, and material wastage.

  • Plan storage/handling to protect finishes from heat, humidity, and dust; implement on-site protection (floor protection, edge guards, polythene wraps).

5) HSE

  • Enforce safe working at height, scaffolding/MEWP use, silica dust control, VOC ventilation, and manual handling ergonomics.

  • Implement hot-work controls for metal/stone works; ensure housekeeping to prevent slip/trip hazards on finished surfaces.

Weather & Traffic Considerations (Sharjah/UAE)

  • Heat & Humidity:

    • Schedule moisture-sensitive works (tiling, painting, joinery installation) during cooler hours; respect summer midday break requirements.

    • Use temperature-rated adhesives/paints; allow extended curing times; verify substrate moisture before finishes.

    • Protect timber/joinery from warping; store in climate-controlled areas; acclimatize before installation.

  • Dust/Sand:

    • Maintain dust barriers and negative pressure where feasible; protect open ductwork and finished surfaces; frequent cleaning to avoid paint/adhesive contamination.

  • Rain/Coastal Effects:

    • Sequence roof/balcony waterproofing and external sealants with realistic cure windows; use UV- and salt-resistant sealants/finishes.

  • Traffic & Logistics:

    • Plan off-peak or night deliveries for bulky items (stone slabs, glass, joinery) to avoid congestion; use banksmen and defined off-loading zones.

    • Coordinate with local authorities for any required permits related to temporary road use or crane lifts; minimize neighborhood disruption in mixed-use areas.

  • Noise/Community:

    • Schedule noisy activities (stone cutting, grinding) within permitted hours; implement acoustic curtains where needed.

Qualifications

  • Bachelor’s in Civil Engineering or Architecture (or equivalent).

  • 5–8 years finishing experience, with 2+ years in the UAE on residential/commercial projects (G+3 or similar).

  • Strong knowledge of architectural details, waterproofing systems, tiling/stone works, gypsum/ceilings, joinery, aluminum & glass, and paint systems.

  • Familiarity with Sharjah Municipality processes and consultant inspection cycles.

  • Proficient in AutoCAD/Revit (basic), MS Project/Primavera (basics), Bluebeam/Procore/PlanGrid (or similar).

  • Excellent documentation and communication skills (English; Arabic is an advantage).
