The Facilities Manager – HVAC Systems is responsible for the end-to-end management of HVAC infrastructure, including operation, preventive and corrective maintenance, energy efficiency, compliance, and team supervision. This role ensures optimal HVAC system performance, thermal comfort, and indoor air quality across the facility, while driving cost-efficiency and compliance with health, safety, and environmental standards.
Oversee daily operations of HVAC systems including chillers, AHUs, FCUs, cooling towers, exhaust fans, VAVs, ducting, and controls
Ensure 24/7 uptime for critical systems supporting operations or occupants
Manage preventive maintenance schedules (OEM-based or predictive) and ensure their implementation through in-house or outsourced teams
Monitor system performance KPIs (COP, airflow rates, IKW/TR) using BMS or EMS
Identify performance gaps and initiate corrective actions, retrofits, or recalibrations
Ensure HVAC systems operate within manufacturer-specified parameters for pressure, temperature, humidity, and airflow
Supervise HVAC technicians, operators, and third-party service providers
Conduct team performance reviews, training sessions, and skill-building workshops
Liaise with OEMs, AMC partners, and procurement teams for equipment servicing or spares
Collaborate with energy managers to reduce HVAC energy consumption
Support initiatives such as VFD upgrades, chiller sequencing, demand-based ventilation
Track and report HVAC-related energy savings and sustainability KPIs
Enforce HVAC-related safety procedures (e.g., hot work permits, LOTO, confined space)
Ensure systems comply with ASHRAE, ISHRAE, NFPA, local building codes, and environmental regulations
Maintain HVAC system documentation including SOPs, as-built drawings, equipment logs, refrigerant logs, and O&M manuals
Lead HVAC system response during power outages, fire events, or BMS failures
Coordinate HVAC shutdowns and restarts with minimal disruption to business operations
Investigate equipment failures and initiate root cause analysis and long-term fixes
Serve as a technical liaison with tenants, building users, compliance auditors, or client representatives
Prepare reports on system health, maintenance status, performance KPIs, breakdown analysis, and cost forecasting
Assist management in HVAC budgeting, AMC renewals, CAPEX planning, and vendor evaluations

In-depth knowledge of:
Chiller systems (air/water-cooled), AHUs, VRF/VRV systems, ductwork, dampers
BMS/EMS controls, HVAC automation, and fault diagnostics
Psychrometrics, air balancing, thermal load management
Familiarity with CMMS platforms (e.g., Maximo, SAP, Archibus)
Strong analytical, planning, and multitasking skills
Effective communication and stakeholder engagement
Based on-site at commercial complexes, industrial plants, hospitals, campuses, or data centers
Requires physical inspection of rooftop units, plant rooms, or HVAC shafts
May involve off-hours availability for emergencies or shutdowns
