Elevator Service Technician

Job Description

Roles & Responsibilities

Role Purpose

Maintain, troubleshoot, and repair passenger elevators (typically 1–2 units, MRL or MR) to ensure safe, reliable, code-compliant operation. Deliver scheduled preventive maintenance, rapid breakdown response, statutory safety tests, documentation, and handover support—aligned with UAE Fire & Life Safety Code, EN 81-20/50 (or project standard), and local authority/consultant requirements—while accounting for Sharjah weather and traffic/logistics constraints.

Typical Systems/Components

Machine/MRL gear/gearless machines, controllers & VVVF drives, governors & safety gear, ropes/belts & sheaves, buffers, guide rails & lubrication, door operators & locks/safety circuits, COP/LOP & indicators, ARD/UPS, emergency phone/auto-dialer, ventilation fans, pit equipment, limit switches, overspeed & final limits, fire recall interface.

Key Responsibilities

 Preventive Maintenance

  • Execute monthly/quarterly PM per OEM plan: clean/lube/adjust doors, rollers, locks, guide rail lubrication, brake torque checks, rope/belt wear & tension, limit switch alignment, pit & car top housekeeping.

  • Inspect/controller checks: error logs, drive parameters, cooling/filters, earthing, connectors, fans, batteries/ARD.

  • Test safety circuits (door locks, final limits, governor switch, stop switches), alarm/phone, cabin lighting & ventilation.

    Breakdown Response & Repairs

  • Diagnose faults (electrical/mechanical/control); repair/replace operators, rollers, sensors, belts/ropes (as permitted), boards, relays, contactors, pushbuttons, displays.

  • Clear entrapments using approved procedures; coordinate with building security; record root cause and corrective actions.

  • Escalate complex controller/drive/encoder faults to OEM engineering when required.

    Safety, Statutory & Fire Interfaces

  • Perform scheduled overspeed governor tests, safety gear and buffer tests, door force and re-opening checks, emergency rescue & ARD verification.

  • Verify fire recall logic with Fire Alarm team; ensure recall floor, fan/damper interlocks, and signal loss behavior meet project cause-&-effect.

  • Keep all safety labels, guards, and interlocks in place; lock-out/tag-out (LOTO) for electrical works.

    Documentation & Handover

  • Complete service sheets, breakdown reports, spare-part usage, checklists, and logbook entries; update tag numbers and serials.

  • Provide data for O&M manuals, spares lists, and training records; assist with DLP close-out and acceptance reports.

   Client/Authority Coordination

  • Coordinate with consultant/owner for inspections and access; support Sharjah Municipality/Civil Defense inspection visits when scheduled through the vendor/PM.

  • Communicate clearly on downtime, risks, and expected restoration steps.

   Materials, Tools & Housekeeping

  • Keep critical spares (rollers, door belts, sensors, contactors, batteries, fuses) available; maintain calibrated tools/testers.

  • Maintain tidy machine room/car top/pit; protect finished areas during works.

   HSE

  • Work at height on car top with fall protection; use insulated tools, gloves, eye/ear protection; manage hot surfaces and rotating machinery.

  • Keep access doors locked; enforce exclusion zones during tests; maintain good lighting and ventilation in machine/shaft spaces.

Weather & Traffic Considerations (Sharjah/UAE)

  • Heat & Humidity:

    • Plan rooftop/machine-room works early morning/evening; comply with MOHRE summer midday break.

    • Monitor controller/drive temperature & fans; ensure adequate ventilation; check battery/ARD health in high ambient; allow extended cure/set times for sealants/adhesives.

  • Dust/Sand:

    • Clean door tracks, encoder areas, controller filters, and pit; keep enclosures closed; protect moving parts from grit to reduce door faults and sensor errors.

  • Occasional Rain/Coastal Effects:

    • Inspect pits and shaft penetrations for water ingress; verify sump pump operation; use corrosion-resistant fasteners where specified.

  • Traffic & Logistics:

    • Schedule off-peak deliveries for large parts; coordinate SRTA/Police permits if any curbside lifting is needed; maintain clear internal routes and lift car protection during component transfer.

Qualifications & Experience

  • 5–8 years elevator maintenance/repair (UAE/GCC preferred) with OEM training on MRL/MR controllers & drives.

  • Strong diagnostics with multimeter/megger, fault codes, encoder alignment, door operator setup, rope/belt inspection, brake/torque checks.

  • Knowledge of EN 81-20/50 (or project standard), UAE Fire & Life Safety interfaces (fire recall/ARD), and basic electrical safety.

  • Basic English for reports and coordination (Arabic/Urdu/Hindi an advantage). Valid UAE driving license preferred.

Tools & Test Equipment (Typical)

Multimeter & insulation tester (megger), tachometer, vibration/level meter, laptop/OEM diagnostic tool, torque wrench/feeler gauges, door force gauge, rope tension gauge (if applicable), handheld vacuum/cleaning kit, portable work lights, PPE (harness, helmet, gloves, safety shoes, eye/ear protection).
