Floor & wall tiling: ceramic/porcelain/vitrified tiles, mosaics, skirting, stair treads/risers, thresholds.
External areas: balcony/terrace tiles or pavers, stair/landing nosings, anti-slip treatments.
Other finishes (as included in contract): LVT/SPC, vinyl sheet, laminate/engineered wood, carpet tiles, self-levelling/underlayment, screeds.
Accessories: trims/edge profiles, expansion & movement joints, acoustic/uncoupling membranes, sealers, grouts (cementitious/epoxy).
Prepare shop drawings/layouts: set-out, patterns, cuts at perimeters, movement-joint plan, stair details, thresholds, balcony drip edges.
Provide samples/mock-ups and material data sheets (tile calibre/tonality, adhesives, grouts, trims, sealers).
Demonstrate slip-resistance suitability for wet areas and external zones (e.g., textured tiles/anti-slip nosings) as per project specs.
Coordinate with Waterproofing/MEP for drains, falls, and penetrations; raise RFIs for conflicts.
Verify substrate flatness/levelness with 2 m straightedge; rectify with screed or self-levelling as specified.
Check moisture content; ensure curing of screeds; apply primers/bonding agents where required.
Protect and confirm waterproofing completion (flood test pass) before tiling in wet areas; install uncoupling/acoustic membranes where specified.
Set out from datum lines; dry-lay to control cuts/shade; maintain joint width per spec.
Use approved adhesives (latex-modified/rapid-set/epoxy as required); ensure ≥80% coverage on walls and ≥95% on floors/wet/external areas (back-buttering large format).
Control lippage within tolerance (use leveling systems where specified); align skirting, trims, and reveals.
Form movement joints at perimeters/fields/thresholds; respect structural joints with elastomeric sealants and profiles.
Create falls (typically 1–2%) to drains in wet rooms and balconies; form stair nosing details and anti-slip strips.
Acclimatize materials; prepare smooth, dry subfloors; install vapour barriers if required.
Apply adhesives per data sheet; maintain perimeter expansion gaps; fit transitions to adjacent finishes.
For carpet tiles, coordinate grid/pile direction and edge restraints.
Grout with approved cementitious/epoxy grout; clean grout haze promptly; apply sealers on porous tiles/stone if specified.
Protect finished areas (cardboard/hardboard + polythene, edge guards); set no-traffic periods and lift/equipment routing to avoid damage.
Follow method statements/ITPs; present work for MIR/WIR inspections.
Check tolerances: flatness, joint uniformity, lippage, falls to drain, stair geometry, slip-resistance requirements.
Maintain records: area tallies, batch/lot numbers, adhesive/grout batches, mock-up approvals, snag lists & closures; submit as-built layouts and O&M/cleaning guidance.
Control silica/ceramic dust (wet cutting/extraction, RPE), noise, and sharp-edge handling; guards on cutters.
Manage manual handling for large-format tiles; use lifters/frames.
Safe work at height on balconies/stairs; housekeeping to prevent slips/trips; electrical LOTO for powered tools.
Sequence after block/plaster/mechanical first fix and waterproofing; coordinate with doors/joinery and glazing to protect thresholds.
Plan deliveries/staging to avoid overloading slabs; keep egress and inspection routes clear; align curing windows with programme.
Heat & Humidity:
Schedule adhesive/grout works early morning/evening; comply with MOHRE summer midday break.
Store tiles/adhesives in shade/ventilation; acclimatize LVT/SPC/laminate; cool mixing water if recommended.
Expect extended curing; avoid direct sun on fresh adhesive/grout; protect balconies/terraces from rapid drying and thermal shock.
Dust/Sand:
Cover materials; clean bonding faces immediately before fixing; use dust suppression when cutting; protect MEP/ducts and adjacent finishes.
Occasional Rain/Coastal Effects:
Do not install over wet/saturated substrates; cover external areas; verify balcony drip edges/weep paths; use corrosion-resistant trims/fixings where specified.
Traffic & Logistics:
Plan off-peak deliveries of tiles/pallets; use banksmen for off-loading; coordinate SRTA/Police permits if roadside access is affected.
Stage close to work fronts without blocking exits or overloading slabs; enforce traffic restrictions on newly laid floors.
Licensed/approved flooring contractor with UAE references.
7–10+ years tiling/flooring installation on low/mid-rise RC buildings (including wet rooms and balconies).
Skilled with large-format tiles, epoxy grout, movement-joint detailing, screeds/levelling, and anti-slip solutions.
Able to read drawings/levels and meet tolerance/finish requirements.
English for coordination; Arabic/Urdu/Hindi an advantage. Valid UAE driving license preferred.
Tile saws with water feed/extraction, mixers, notched trowels, leveling systems/spacers, suction lifters, grinders (with extraction), straightedges/laser levels, rollers (LVT), hand tools, PPE (gloves, boots, goggles, hearing protection, respirators).
