Job Description

Roles & Responsibilities

Role Purpose

Engineer, install, commission, and maintain automatic access systems—sliding/swing gates, barrier arms, roller shutters, bollards (if any), and their safety/access controls—delivering safe, reliable, weather-resistant operation that meets project specifications and authority expectations for a Category-3 G+3 development.

Key Responsibilities

   Engineering & Submittals

  • Review IFC/shop drawings; confirm gate clear openings, swept paths, wind load/basic duty cycle, and motor sizing vs. gate weight.

  • Produce foundation and conduit layouts, loop detector diagrams, and wiring schematics; coordinate with civil for curbs/levels and with ELV for access devices.

  • Submit product data, samples, finish/color swatches, and authority notes (driveway tie-in, sightlines, SRTA requirements).

   Installation

  • Build foundations and set base plates/anchor bolts; verify plumb/level/line and setback from carriageway.

  • Install tracks/guide rails (sliding) or hinges/pivots (swing); ensure straightness, end stops, and adequate drainage under tracks.

  • Mount motors/gear racks/arms; align racks to maintain constant backlash; set limit cams/encoders.

  • Route power/control cabling in sealed conduits; fit isolators/RCDs; bond metallic components to earth; protect penetrations and restore waterproofing as needed.

  • Fix and align safety devices (photo-cells, safety edges) and inductive loops (cut, seal, and label loop tails).

   Controls, Integration & Programming

  • Program run/slow-down, torque/force limits, auto-close timer, pedestrian mode, and manual release checks.

  • Integrate with intercom/RFID/ANPR, building access control (if any), fire alarm (fail-safe open/hold-open), and external lighting beacons.

  • Set barrier arm counterweights/springs and balance; verify collision protection (breakaway arm if specified).

    Testing, Commissioning & Handover

  • Perform pre-commissioning (IR/continuity/earth tests), then functional testing: open/close cycles, obstruction reversal, photo-cell & loop logic, manual release, and battery backup runtime.

  • Measure closing force within safe limits; verify clear visibility, signage, and alarms; demonstrate fail-safe on FA signal/power loss.

  • Produce T&C sheets, loop cut sheets, programming backups, and training for security/FM staff.

    Maintenance & DLP

  • Establish PM plan (monthly/quarterly): clean/lube mechanisms, check torque, adjust racks/hinges/chain/belts, test safety devices and batteries, clear drains/tracks, update logs.

  • Respond to call-outs; isolate root causes (mechanical vs. control vs. access system) and close snags quickly.

   QA/QC & Documentation

  • Work to method statements/ITPs; raise MIR/WIR; maintain torque records, cable IDs, and photo logs of concealed works.

  • Keep as-built drawings (cables, loops, foundations), O&M manuals, spare parts lists, and warranty certificates.

   HSE

  • Implement Traffic Management Plan and exclusion zones; provide banksmen for works at driveways/roads.

  • Guard pinch/shear points; lock-out/tag-out for electrical; hot-work permits for welding; safe lifting/MEWP use for overhead shutters.

  • Housekeeping to prevent trips; night works with lighting and reflective signage.

Weather & Traffic Considerations (Sharjah/UAE)

  • Heat & Humidity

    • Schedule heavy installation/commissioning early morning/evening; comply with the MOHRE summer midday break.

    • Use motors/controllers rated for high ambient; provide ventilation/shading to panels; expect longer cure times for anchors/epoxies and sealants.

    • Check thermal expansion clearances; select UV-stable cabling, gaskets, and enclosures (IP-rated).

  • Dust/Sand

    • Seal enclosures (IP65/66 as specified); fit filters where ventilated; keep tracks/loops/photo-cells clean; protect rolling parts from grit.

  • Occasional Rain/Coastal Influence

    • Ensure track drainage and sealed junction boxes; form drip edges; use corrosion-resistant fixings/finishes where specified; weatherproof loop cuts.

  • Traffic & Access

    • Arrange off-peak deliveries and any SRTA/Police permits if curbside crane/MEWP or lane occupation is required.

    • Maintain emergency access; set temporary pedestrian routes; coordinate with security for controlled test windows.

Qualifications & Experience

  • ITI/Diploma in Electrical/Mechanical/ELV (or equivalent).

  • 5–8 years UAE/GCC experience installing and commissioning automatic gates/barriers/rollers on building projects.

  • Hands-on skills in motor alignment, access control basics, loop detectors, photo-cells, safety edges, and FA integration.

  • Able to read drawings/schematics; strong fault-finding; basic English for coordination (Arabic/Urdu/Hindi an advantage).

  • UAE driving licence preferred.

Tools & Equipment (Typical)

Multimeter/megger, torque wrench, laser/levels, core drill & wall chaser, rebar scanner (as available), rotary hammer & anchors, grinder/welder (as permitted), programming tools/laptop, loop detector tester, crimpers/labeler, sealant/epoxy kits, lifting gear/MEWP, PPE.
